STRATEGIC DEVELOPMENT
It may take a developer several years to secure planning consent and other approvals necessary. The expertise; track record; financial stability and diligence of the developer are vital to success. We advise on appropriate candidates. We ensure the terms of the transaction safeguard our clients financial and other interests. We supervise the purchaser to ensure it will maximize value and proceeding with due diligence. The eventual purchase price may be variable and we ensure our client's interests are safeguarded.
INFILL DEVELOPMENT
Government policy encourages infill development which may involve a number of back gardens and/or houses. An approach may be received from a single developer who controls one of the key parcels. The owners may be approached separately or may be working together. Even on a most straightforward project it may well take the developer up to 18 months to secure planning consent. In a similar way to the example described above it is essential the "right" developer selected; each individual owner receives an appropriate share; and the developer acts with due diligence. We are happy to advise individual owners; a consortium of owners; and work in conjunction with the vendors other advisers.
